Room for everyone, and a pool that stays warm.

Groups are welcome, and the house is built for one: room for fourteen, a heated pool and spa, parking for four cars.

What we don't allow is parties. No events, no gatherings beyond the guests named on the booking, and no outside visitors without our written permission first. An unauthorised party ends the stay immediately with no refund, and the booking guest covers any fine it brings on us — that isn't a threat, it's what the city does to us if it happens.

Outdoor noise stops at 9pm. The neighbours live here all year and they're the reason we can keep renting the house at all.

If that works for how you want to spend the weekend, you'll have a very good time here.

Fourteen in real beds: two kings, two queens, a full-over-full bunk and a twin-over-twin bunk, across five bedrooms. The living-room sofa takes two more at a push.

One thing to plan around: the upper bunks are rated to 250 lb each. Anyone over that needs a lower bunk or one of the other rooms.

No cameras inside the house — none, in any room, anywhere.

Four outside: above the front entrance facing the street, one facing the garage, one facing the side entrance, and one at the back that covers the pool and spa. Video only, no audio. They're for security, and nobody watches them live.

We're telling you plainly because you should know before you book, not after you arrive.

No noise monitors either — no decibel meters, no sound sensors, nothing of that kind anywhere on the property.

Two things.

Bins out Tuesday night — they live outside on the driveway to the left, each one has a picture showing what goes in it, collection is Wednesday morning, and if you're here on the Tuesday we need you to move them to the kerb. A missed collection leaves a full bin for whoever comes next, and there's a $125 charge for it — the same as leaving the bins in on departure.

Pool service is Monday afternoon, every week. The technician needs the side gate and the pool area clear. He doesn't come into the house.

Five things, and they take about five minutes:

1. Close and lock every window and door, including the pool sliders and the balcony 2. Take the rubbish out to the bins on the driveway (left side), then wheel them to the street in front of the driveway on your way out 3. Turn the thermostat off — it's a central system, so one control does the whole house 4. Turn off the pool and spa heater 5. Lock the front door behind you

You don't need to clean — that's what the cleaning fee is for. But a heater left running for a day costs real money, and an open window leaves the house unsecured with nobody in it.

Three windows, and we hold to them:

Cancel within 24 hours of booking and you get everything back — no questions, no deductions. That applies even if you booked at short notice.

After that, cancel more than 60 days before you arrive and half the stay is refunded. The damage protection fee isn't refundable once the booking exists.

Inside 60 days of arrival we can't offer a refund. A house that sleeps fourteen is very hard to re-fill at short notice, and an empty week costs us the same whether you're in it or not.

Because of that last rule, travel insurance is worth thinking about. We don't sell it and we don't recommend a provider — but our terms are fixed, and insurance is what covers what they don't.

One piece of local advice: don't drive downtown. Parking there is expensive and a nuisance, and an Uber or Lyft from the house is about $10–15 depending on where you're going. For a night in the Gaslamp or Little Italy it's cheaper than parking, and it settles the designated-driver question before it comes up.

The full address comes with your booking confirmation, so you can plan around it.

The door code is different — it goes out about 24 hours before you arrive, to the same email address you booked with. We send it late on purpose: a code emailed months in advance sits in an inbox, and the code changes between guests. Nobody who stayed before you can still open the door.

Check-in is any time after 4pm. There's nobody to meet — let yourself in.

**The thermostat** is a Nest, upstairs next to the middle bathroom. One control does the whole house — heating and air conditioning both.

**The pool and spa equipment** sits next to the spa, and every handle is labelled. To get the heat going you only need two things: turn the yellow main pump dial on — it's by the gate — and then flip the pool heater switch. That's it.

The pool and spa are both heated at no extra charge, so run them as much as you like while you're here. Please leave the chemical and filter settings alone.

On the way out, turn the heater switch back off. [Confirm whether the pump dial should also go off, or stay on for filtration.]

The kitchen is set up for cooking properly for a group: everyday pots and pans, crockery, glassware and utensils, plus a coffee maker. [What we leave you to start with — coffee, oil, salt, that sort of thing.]

Washer and dryer are beside the garage, along with a clothes steamer if something needs freshening up before dinner.

The garage itself is locked and not part of the rental — the laundry area is, the garage isn't.

Costco is a mile away, straight down Market Street. For a group this size that's the trip worth making on the first afternoon — one shop, fill the fridge, stop thinking about it. The kitchen is set up for cooking properly for fourteen.

For eating out, Little Italy is ten minutes away and close to wall-to-wall restaurants. If you're marking an occasion, Born & Raised on India Street is the one people remember — a proper steakhouse, not cheap, and worth reserving weeks ahead for a group. Book ahead generally at weekends: turning up hopeful with fourteen people is the one thing that doesn't work here. The Gaslamp is the same distance and stays open later. North Park and South Park are five to seven minutes and quieter.
